With these two sister hotels, we have once again experienced that a brilliant location is a key success factor - but by no means everything, not even in such a charming lagoon place as Grado on the popular Gulf of Trieste. This is precisely when it takes courage to put projects under the microscope. The owners in Grado have done so, with noticeable progress in performance.
Added value through synergy effects
When analyzing the current situation, we took a close look at all areas, e.g. operations, controlling, revenue management and marketing. In terms of concepts and improvement measures, we ensured that the two brands were clearly positioned as an adults-only design hotel and a family hotel respectively. At the same time, we tapped into synergy effects and recruited a joint GM for both hotels.
Concept development for a mountain resort
There are not many opportunities left to build a new hotel in the Alps. We are on board for a new development in the Swiss mountains. We support the client and his team in developing the concept and are responsible for the overall market, location, competitor and concept studies, including profitablity assessment.
First things first
We like to emphasize: develop the concept first, then let the architects get creative. The concept development determines, for example, which target groups the hotel is addressing and what level of comfort and service is to be realized. The groundwork for the new hotel brand is also laid here. The concept ensures that everything fits together - the foundation for economic success.
The Secret Sölden, Tyrol, Austria.
In December 2021, the elite ski playground in the alps, Sölden, got a new highlight, the apartment resort The Secret. One of its’ special secrets is that its’ guests can stay absolutely private in their XXL apartment or go out within the resort. The heart of The Secret beats at La'Liv, where the fireplace crackles and you can help yourself at the Open Bar during the day. And your day is topped off by visiting the skybar The Vue above the rooftops of Sölden.
Standard Operating Procedures (SOP).
The concept featuring “A Cosmopolitan Experience” was already in place when we came on board. We translated this concept into practical day-by-day hotel operations, planned the organization with teams and positions and worked out all the processes in the resort. SOPs must always keep an eye on both aspects: the (personnel) budget and that the concept can be lived by the team – and experienced by the guest.
Shhh… Lake Tegern, Southern Germany.
Lake Tegern in Bavaria, Germany, is almost too beautiful to be true. And it will be even more beautiful with a new hotel in a prominent location, which replaces an old one. Especially when it comes to the inner values. Behind the face of the building in typical Bavarian style hides a sustainable modern hotel that ensures the protection of the environment.
Concept Development.
A concept development like this starts with the location, the surroundings and the personality of the hotelier. For the project in a seaside location on Lake Tegern, we were inspired by the guests who are addicted to vacationing at the lake: the feeling of never-ending lightness on the water, embedded in the soothing backdrop of the mountains. It is such a pity that we are not allowed to reveal more!
Arborea Marina Resort, Baltic Sea, Germany.
Arborea revolutionizes the leisure hotel industry. For all its importance and uniqueness, the resort hardware takes a back seat. First and foremost the experiences count. Many ideas and proposals bring the guests outside into nature, for small or big adventures. They also meet new friends: According to the philosophy of “Experience Together”, you can quickly connect with other people during sailing trips or upcycling workshops.
The Complete Service Package.
Together with the client, we developed the concept from scratch, looked for a location, analyzed the feasibility of the construction project, co-developed the architecture and the interior design, inspired investors, accompanied the construction, advanced brand development, refined the IT concept, worked out the hotel operating standards and processes (SOP), managed the pre-opening and: got the resort up and running.
The Secret Sölden, Tyrol, Austria.
Once again Sölden. The former castle-shaped Hotel Castello is hardly recognizable anymore. Completely rebuilt and expanded according to the visions of Hamburg architects, The Secret is "A Cosmopolitan Experience", a tribute to the superlative sports resort between glacier skiing and cosiness. All processes and services in the resort run as smoothly as you float onto the glacier in just 12 minutes.
Technical Assistance (TA).
For improving the efficiency of the hotel operations, for conceptual coherence and the experience of the guest, we have analyzed the plans of the building construction, civil engineering and interior designers. We discussed the improvement opportunities directly with the partners involved and developed practical solutions. In this way, we were able to identify and eliminate weaknesses, e.g. in the area of delivery and the underground car park.
Shhh … Lake Wörthersee, Carinthia, Austria.
If you want to change from pools to natural lakes, "try" Lake Wörthersee. It has drinking water quality! And here, on the south side of the Alps, it gets up to 28 degrees warm. Accordingly, the choice of tourist accommodation has expanded. This feasibility study for a revitalization is about the structural and operational conversion from a classical hotel to first-class apartments.
FeasibilityStudy.
Perhaps you are familiar with feasibility studies "off-the-shelf". Some providers focus almost exclusively on the figures. We don't. We always work with an approach to a creative concept and prepare a first functional space book, supporting the concept. And if there are no off-the-shelf figures available, we go the extra mile and research ADRs or occupancies of the potential competitors of your future hotel for you.

Now and then we also let ourselves be lured for excursions into the business hotel industry ;) Wiesbaden, for example, we particularly liked. This generosity, this urban elegance, this flair! Perhaps in a historical context like this, it is particularly challenging to readjust the sails. Just like this city hotel in a central location.
FuturePerspective.
We were allowed to be sparring partners for the community of heirs who had taken over the city hotel. Sometimes it helps to speak out loud the different options that rob you of your sleep. We explained possible business models and helped to weigh up which solution could fit the personal life models of the heirs.
